Geotechnical Soil Report
Licensed geotechnical engineer drills test borings and measures Atterberg limits, plasticity index, and bearing capacity. This report dictates post-tension slab design and tells the structural engineer how much the clay will move.
Post-Tension Slab Design
Structural engineer designs a post-tension slab sized for DFW montmorillonite clay soil movement. Tension cables are laid and stressed before concrete pour to resist clay expansion and contraction cycles.
Plumbing Stub-Ups
If the addition includes a bathroom, laundry, or wet bar, drain and supply lines are stubbed through the slab at fixture locations before the concrete pour. Once poured, plumbing is locked in position.
HVAC Load Recalculation
Manual J load calculation for the entire home including the addition at DFW’s 101°F cooling design temperature. New ductwork and capacity requirements determined before any equipment decisions are made.
Structural Tie-In Beams
Structural engineer specifies beam size, bearing capacity, and connection details where the addition frame ties into the existing structure. All connections engineered and permitted.

A geotechnical engineer drills test borings, measures the soil properties, and gives us numbers that tell us how much the soil will move. The structural engineer uses those numbers to design a post-tension slab that resists that movement over time.

Warning: Pouring an addition slab on DFW clay without a soil report and post-tension design is building on a guess. Settle and heave cracks will appear in floors, walls, and the tie-in point between old and new structure within 2 to 5 years if the foundation is not engineered correctly.
Framing & Roofline Integration
Structural Framing
The addition frame must tie structurally to the existing house. This means engineered beams, posts with proper bearing, and connection details that transfer live and dead loads through the tie-in point.
- Header Sizing: Calculated beam size based on existing structure loads plus addition live loads (40 psf floor, 20 psf roof per code).
- Post Bearing: Posts set on concrete footings that tie into existing grade beam or slab. Bearing capacity verified by structural engineer.
- Roof Tie-In: Existing and new rafters are structurally tied together at the junction. No floating connections or improperly sized ridge boards.
- Shear Walls: Addition lateral bracing designed to match existing home's bracing system. Seismic or wind loads transferred through engineered connections.
Roofline & Waterproofing
The roof pitch, fascia, soffit, and exterior finish of the addition must match the existing house perfectly. The flashing at the junction between old roof and new is critical — this is where water infiltration begins if not done correctly.

HVAC Load Recalculation
The original HVAC system in most DFW homes was sized for the original square footage. Adding 400 to 600 square feet requires additional capacity — and running ductwork from an undersized system is not engineering, it is hoping the homeowner does not run the system on peak days.
Licensed HVAC tech calculates heating and cooling loads for the entire home including the addition. Input: building envelope (walls, insulation, windows), occupancy, ventilation requirements, design temps (101°F cooling / 20°F heating for DFW). Output: BTU requirement and required ton capacity for the system.
If the addition load exceeds existing system capacity, new equipment is specified (compressor, air handler, condenser). Ductwork is laid new from the equipment to the addition, sized for the calculated airflow (CFM).
All supply and return ductwork sealed at joints with mastic and mesh tape (no tape alone). Ductwork wrapped with R-6 or R-8 flex wrap in unconditioned spaces. Balanced return air ratio ensures negative pressure does not develop.
Electrical & Plumbing
The addition must be wired and plumbed from the source — either the existing panel and main water line or new service brought in if the home does not have spare capacity. All rough-in work is inspected before drywall.
Electrical Rough-In
New circuits are run from the existing 200-amp panel (if capacity exists) or a new sub-panel is installed. Wiring is sized for the anticipated loads (lighting, outlets, HVAC, water heater). All rough-in inspected by the municipality before drywall.
AFCI Protection: All outlets in bedrooms and living spaces must be AFCI-protected per current code. Granite Guyz installs AFCI breakers or dual-function breakers as required.
Plumbing Rough-In
Hot and cold supply lines (PEX-A) and drain lines (PVC) are installed before the slab pour or during framing, depending on the addition layout. If plumbing is required, fixture locations are locked in before concrete is poured — there is no cost-effective way to move them after.
Stub-Up Locations: Plumbing for bathrooms, laundry rooms, and wet bars is rough-in before the slab is poured. Drain and supply stubs are located at the exact fixture positions specified on the plans.
Energy Envelope & Insulation
When building an addition on old walls, the opportunity exists to upgrade the entire building envelope of the home. Closed-cell spray foam in exterior walls, blown insulation in the attic, and Low-E windows reduce summer cooling costs by 25 to 35% compared to the original construction.

Pre-Construction Costs

Permits & Zoning
Every DFW city has setback and lot coverage requirements. An addition footprint cannot encroach into front, side, or rear setbacks unless a variance is granted. The addition also cannot exceed the maximum lot coverage percentage for the zoning district.
Setback Requirements
Front Setback: Typically 25–30 feet from the property line (additions rarely go in the front). Side Setback: 5–10 feet from side property line. Rear Setback: 10–25 feet from rear property line, depending on the city. If the desired footprint falls inside the setback, a variance is required.
Lot Coverage
Most DFW residential zones allow 45–55% lot coverage (total building footprint divided by lot area). An addition that pushes the home over the lot coverage limit requires a variance or a design modification.
HOA Approval
HOA Homes: If the home is in a covenant-restricted community, HOA approval is required before permits can be pulled. This adds 2–4 weeks to the timeline. Granite Guyz coordinates HOA submissions.
